How to Buy Land with No Down Payment
Ever wondered how different your life might be if your parents had invested in land in the right locations and passed it on to you? Many people born with a silver spoon benefit from their parents’ or grandparents’ foresight in land investment, giving them an early advantage.
But here’s the good news: it’s never too late to own land, even if you didn’t inherit any or don’t have a down payment saved.
Introducing NothingDownLand.com, the new frontier in buying and selling land. Our primary goal is to enable our members to purchase land with nothing down. Each of our projects is designed to foster a sense of community.
Our first project is located less than 90 minutes from Ottawa and will set the stage for many more. This project will be known as Daily Rental University, where those who buy their plot with nothing down and 0% interest will become the founding members.
Join us and be part of a community where you can grow your wealth through property ownership, without the financial barriers.
What will be the monthly payments?
Most things in life are better enjoyed with company. If you come with a group of 3 or more, you’ll pay just $1,250 per month for approximately 1 acre of water access plot in the picturesque Laurentians. With elevated positions offering stunning views, each plot provides access from the marina to expansive waters and various water activities.
Waterfront lots are available for only $2,500 per month for a group of three. Each lot, also about an acre, allows you to customize with your own deck or docking bay right in your backyard.
What can you do after buying the lot?
After paying the first and last month’s payment, the lot is yours to use daily. Enjoy family visits, host barbecues, and partake in water activities. Instead of renting a cottage this summer, bring your loved ones to your own land.
Can you stay overnight?
To stay overnight, you’ll need some form of structure on the land. Many lot owners start with a used RV or trailer, which you can find affordably in good condition. Once set up, overnight stays are possible, or you can even camp under the stars.
Can you make money from it?
Absolutely! Owners with a structure can list their property for daily rentals. As part of the Daily Rental University theme, you’ll learn and benefit from our expertise in launching profitable daily rental opportunities.
Who will manage it once it’s renting?
We partner with a third-party company to manage all properties. They handle bookings, check-ins, checkouts, and cleaning for the next guest. It’s a profit-sharing arrangement where you receive a portion of the rental income.
What if I need to use the place for myself?
It’s simple! Just block out the days you want to use it for yourself, and it won’t be available for booking by others.
Are there any restrictions on how I can use the land?
No, there are no specific restrictions on land use beyond local zoning laws. You can use the land for recreational purposes, build a structure, or develop it as per local regulations.
What amenities or utilities are available on the plots?
Each plot will have access to electricity from hydro Quebec, we will help you get the hookup. Internet and cable services are available and we will put you in touch with the service providers.
Are there any community fees or annual maintenance costs?
There are no annual maintenance fees. We build the roads to city specs and once finished we pass them on to the city for maintenance of snow and garbage pickup. However, there is a nominal monthly community fee that covers common area maintenance, security, and amenities upkeep.
Is the land suitable for year-round living?
While the primary focus is on recreational use, every plot is suitable for year-round living as long as you build the structure based on local zoning and building codes.
What is the process to acquire the land with nothing down?
To acquire a plot with nothing down, you provide us with your full details and you must pay the first and last month’s payment. We can guide you through the application process and provide all necessary details.
