But buying land the traditional way is getting harder and harder. You need a large down payment, most banks won’t finance land unless you pay 50% down.
Normally people wait and save their money so they can get into buying a plot when they have enough money for the down payment. With each passing year, the money depreciates and property normally increases. That means inflation is growing faster than your money. Putting your money in land compared to a bank is your hedge against inflation.

In the last ten years, we have purchased more land than in our entire lives combined. COVID-19 caused havoc worldwide but was kind to people like us who had bought a lot of land before the pandemic. How do you buy land when it is already so expensive?
Especially when you don’t have lots of money.
Where do you get the down payment when the sellers are unwilling to wait until you save?

You see beautiful land with amazing views all the time, but what good is the location if you don’t even have the money for the down payment? Even when banks lend, they want you to put up to 50% down, and the carrying cost is really high.
Experts say, “buy land; they are not making any more of it, and it can only go up in value.” I have come to know that the phrase “up in value” is relative to your own definition. Land increases in value in two ways: the lazy way and the smart way.
There are also two types of people: consumers and creators.
Land increasing in value the lazy way is the “consumer people’s” way.
The main driver is “time.”
In time, the land will increase in price.
The land increasing in value the smart way is the “creators’ people” way.
They don’t use time but use “value creation” to increase the price.

Here is a step-by-step journey for our members for our first project:
- Buy the land: Done

- Deal with the city for subdivision approvals: Done
- Pay the fees and taxes to the city: Done

- Bring in hydro: Partially Done
- Sell the subdivided plots: Normal developers leave the financing of the purchase to you, either by buying it with your money in the bank or by financing it where the banks will require up to 50% down payment.
